Date of RESOLUTION: 08/22/2025
Execution date: 09/01/2025-28/02/2029

PRESENTATION AND OBJECTIVES:

The Le Colaz system redefines construction and renovation by integrating innovative tools, products and techniques that enable adaptable, circular and sustainable building practices. Inspired by “LEGO blocks,” its modular structure combines bio-based and recycled materials with advanced press-fit assembly components designed for seamless assembly, disassembly and reuse. This approach significantly improves the adaptability of buildings and their units to new uses, ensuring optimal utilization of interior spaces and improving living and working conditions. By incorporating principles of circular economy and life-cycle optimization, Le’Colaz extends the useful life of buildings and increases the reuse and recycling of building elements, reducing waste and resource consumption. The system includes two cutting-edge digital platforms: the Internet of Materials Module (IoM²), which uses IoT sensors and digital product passports to monitor component performance, enabling predictive maintenance and informed decisions on reuse or recycling; and the Internet of the Building Brain (IoB²), powered by Large Scale Language Models (LLMs), which optimizes renovations, regional component reuse and regulatory compliance. These tools enable dynamic adaptations to changing user needs and environmental conditions, promoting best practices in design for adaptability, reuse and deconstruction. System effectiveness is validated through simulation-based evaluations and live labs in Athens and Trondheim, demonstrating measurable improvements in energy efficiency, circularity and adaptability. By fostering awareness and innovation in sustainable construction, Le Colaz sets a new standard for circular and resource-efficient buildings. Thanks to its modular design, digital intelligence and life-cycle optimization, it offers tangible improvements in adaptability and resource efficiency, paving the way for circular and future-proof construction.

Objectives:

  • Development of material modules that adhere to circular design principles: integration of bio-based and recycled materials ensuring resource efficiency, waste reduction and compliance with sustainability standards.
  • Advanced digital integration of IoM² and IoB² in the deployment of digital platforms: integration of real-time monitoring, predictive analytics and lifecycle management to improve modular construction.
  • Principles of sustainability and circular economy, with the aim of minimizing the environmental and economic impact throughout the life cycle of materials and components.
  • Validate the functionality, adaptability and life cycle efficiency of modular components and digital systems in various climate zones, ensuring their scalability and market readiness.
  • Maximize the social, environmental and economic impact of Le’Colaz solutions through widespread adoption, encouraging stakeholder engagement and implementing robust exploitation strategies that ensure long-term sustainability and scalability.
